Hocking Hills Backwoods Retreat Policies
Possession of any illegal substance prohibited
Renter shall not sublet his/her contract
No smoking inside cabin
No refunds will be made in unforeseen circumstances pertaining to acts of God
Minimum Stay Requirements
Weekend stays require both Friday and Saturday or Saturday and Sunday nights. During the week (Monday-Thursday) requires a two night minimum stay. If requesting a Thursday-Friday or Sunday-Monday weekend stay, both nights will be charged at the weekend rate. A three night minimum will be required on holiday weekends.
Minimum Age
In order to rent a cabin you must be 21 years of age or have a parent or guardian staying in the cabin with you. No refund will be given to guests who rent, that are removed from the cabin for being under 21 years of age.
Damages
We reserve the right to charge your credit card for any damages or excessive cleaning from your stay. If you notice any problems upon checking in, please let us know right away to avoid any damages being charged to your account.
Amenities
Occasionally appliances, hot tub, fireplaces, etc. can malfunction. We will service and restore these amenities as quickly as we can, but will not make any rental concession for time without these items. Likewise, loss of electricity, water, or other "Acts of God" that are outside of our control will not result in a refund of any monies paid. Due to cleaning and servicing, the hot tub is sometimes not up to full temperature at the time of check in and may need several hours to heat. Please abide by the hot tub procedures, rules, and precautions. We ask that you follow all guidelines and policies regarding use of amenities in order to keep them functioning at peak efficiency. Failure to do so may result in damage or excessive cleaning charges.
Hot Tub Rules
Use the hot tub at your own risk. Hot tubs are filled with well water and can have a red or green tint from the minerals in the water. There is no refund for this. The water is perfectly safe to use. Shower with soap and water before using the hot tub. Do not use any lotions, oils, bubbles, or soaps in the hot tub. Do not adjust the temperature of the hot tub. Do Not use the hot tub while or after drinking alcohol. Pregnant women, persons with heart disease, diabetes, high or low blood pressure, or any other serious illness should consult with their doctor before using the hot tub. Enter the hot tub with caution. Children under 18 must be accompanied by an adult while in the hot tub. Do not soak for more than 15 minutes at one sitting, if you wish to soak longer get out and allow your body to return to normal temperature before re-entering the hot tub. Hot tubs are treated with Bromine or Chlorine. If you have sensitivity to either chemical, please do not use the spa. Do not sit on hot tub covers. Covers will be inspected after each rental. Damages to any cover will result in a $400.00 Charge.
Fire Pit Rules
Keep all out door fires within the designated fire pit. Fully extinguish all fires before retiring inside or leaving the premises. Do not leave children unattended around the fire.
Fire Place Rules (wood-burning)
Please do not use more than 4 logs at a time. Burn firewood only, no paper, cardboard or trash. Make sure fire is completely extinguished before going to bed or leaving the cabin. Do not leave children unattended near the fireplace while a fire is burning. Do not place anything on or near the hearth. Keep the fire screen closed at all times while fire is burning. Do not run air conditioning while using the fireplace.
Hunting Policies
No hunting is allowed.
Bugs
Please be aware that you are coming to stay in the middle of the woods. While we have our cabins treated on a regular basis, it is likely that you will see bugs during your stay. We are not able to refund your reservation if you see bugs or spiders during your stay.
Holidays
Holidays are charged at the weekend rate, and usually have minimum stay requirements (call for exact dates). Holiday weekends always have a three day minimum stay requirement.
Payment
Visa and Master Card are accepted.
Full payment is required at time of reservation.
A lodging tax may be added to the rental rates if your cabin is located in a county that requires a lodging tax.
Cancellations
Cancellations made prior to 15 days before your arrival will receive a full refund less a $50 processing fee
14 days or less before arrival: No refund.
No Shows: No refund.
There is no refund for early departure or for inclement weather.
Check-In
Check-In is 4:00pm at the Retreat. We will work diligently to have your cabin ready for you right at 4:00pm, but there are rare occasions when additional cleaning may be required or when your hot tub may not be fully heated until later that night. There is no refund in these situations.
Check-Out
Check-Out is by 11:00 am at the Retreat. Simply wash and put away dishes, place all trash in outdoor receptacles, secure the cabin and return key to lock box before you leave. Unfortunately, we are unable to accommodate late check outs. Check-in and check-out times are strictly enforced so that we can make sure that each cabin is ready for our guests.
Occupancy
All of our rates are based on two-person occupancy, additional guest, are $15 per night for adults and $15 per night for children. Please limit the number of guests to the maximum occupancy of the cabin and to the number of guests included in your reservation. We do not allow additional visitors. You will be charged for any additional guests.
No Smoking
Smoking is not allowed inside the cabin. Smoking in the cabin will result in a $500 charge.
Pets
Pets are Not allowed. You will be charged $500 if a pet is on the premises.
Ponds
Ponds are for catch and release fishing only. No swimming is allowed. Not responsible for any accidents related to falling into the pond.
Third Party Activities
Any activities that is not part of Hocking Hills Backwoods Retreats must be pre approved before allowed on properties (in cabin massage) or any other third party activity. We have the right to remove and stop any activity that is not pre approved.
Bad Weather
It is the responsibility of the guest to check the weather conditions in the area before you check- in and to drive a vehicle that is appropriate for those conditions. In the winter time there can be snow or ice on the driveways. Guest must drive a 4 wheel drive vehicle or park before an incline and walk to the cabin. There is no refund due to weather conditions or if you have to walk to your cabin.
Accidents
Guests agree to hold Hocking Hills Backwoods Retreat and it's owners unaccountable for any accidents, personal injury, loss, or damage to guests personal property during the guests stay.
No refunds will be made in the event a person is required to vacate the premises because of disruptive conduct or failure to follow our rental guidelines and policies.
Management reserves the right to refuse any
reservations.
